A Question on Renting Our Villas...
|
|
If you are new to renting a villa direct from the owners, then it may appear daunting - especially when you are not sure what to expect. Over the years, we have answered
many questions, as well as suggesting others that you may never think of asking. Below are some of the more common
questions we get asked. These 'frequently asked questions' relate to the villas, but please also read the Terms & Conditions associated with booking
one of our properties.

Why rent a private villa from the Owner? |
|
When visiting the Kissimmee, Orlando and Walt Disney World area, there are two very simple reasons for renting a private vacation home:
price and privacy. By booking direct with the owner, you are less likely to pay overhead costs.
Also for the same price as a hotel room, you get a fully-equipped home with separate bedrooms for the family and even your own private pool. You
will be able to see photographs of the
actual villa you would be staying in.

Why choose our villas in Indian Wells? |
|
Visiting Florida regularly since the early 1990s, we have stayed in many great rental properties located throughout the Kissimmee area.
However, we soon realised how much time we were spending in a car to get to restaurants, shops and theme parks.
It is only after looking at many rental communities that we found Indian Wells - which not only offers great villas,
but also has restaurants and shops nearby, crazy golf and back-door routes to the theme parks.
Our vacation villas are equipped and maintained to offer everything you would expect and more. Our
villas are fully air-conditioned, have at least two televisions with premium cable and HBO movies, DVD player(s)
with a movie library, CD hi-fi, wireless Internet, washing machine, tumble dryer,
iron, ironing board, hair-dryers, clock radios, telephones (with free local calls and reduced cost long distance calls),
board games and even a read-and-swap bookshelf. In addition, we supply spare linen, all towels (including
bath, pool & beach towels), clothes hangers and for smaller guests, a cot, high-chair and stroller. The kitchens
are fully equipped with a large refrigerator, oven, dishwasher, microwave, blender, coffee maker, toaster and all the crockery, cutlery, pans,
plastic-ware, baking trays and other kitchen appliances you may need. Our villas are licensed in accordance with the Florida state, have a monitored security system, child safety alarms, integrated smoke detectors and remote electric garage doors.
Villa: Elegant also has an
electric barbecue-grill and a Nintendo Wii. Both properties have fantastic private pool and
sunbathing areas.
To give an accurate representation, this website shows pictures of
our vacation villas, their interiors and the Indian Wells community. All photographs are recent and representative of the current state and upkeep.
Throughout your stay at our villas, our local Management Company are available to resolve any issues or problems that may arise. They operate on a friendly and personal basis, offering a valuable source of help.
In the current climate of rental property foreclosures, we are able to reassure our guests that our villas are managed
professionally and effectively. We have no intent to cease operations or to sell the properties. As owners for over 10 years, we are continually investing and improving both of our properties to ensure they meet the requirements
and expectations of all our guests.

What is involved in booking our villas? |
|
As professionals, we aim to make booking as simple as possible. Therea are no catches and no hidden charges. We always acknowledge receipt of payments with either a postal or e-mail confirmation letter, as well as providing
on-line visibility of your booking through this website. We offer fantastic villas at a great price, with straightforward

| 1. Check availability of your dates |
| The easiest way is on the 'Rental
Rates & Availability' page or if you prefer, feel free to contact us
to discuss your plans. |

| 2. Holding your dates |
|
Where your dates are available and depending on the closeness of your
arrival date, we can provisionally hold them for you. This should enable you to finalise any other
travel arrangements. Where flights are yet to be released for your dates, depending on availability we may be able to hold a day or
so either side. To hold your dates complete the on-line
booking form. |

| 3. Confirming the booking |
|
To confirm the booking, you need to complete a UK
Booking Form (or US
Booking Form). We shall send confirmation of the booked dates once we have received the completed form and payment (where the arrival date is more than 8
weeks, this will be a 20% deposit). |

The balance of the rental cost and a security deposit are payable
8 weeks prior to your arrival date. Approximately 2 weeks prior to your arrival date, we shall send you a
pack of
useful information, directions and how to access the villa. For all
payments received, we shall send you an invoice receipt through the post or by e-mail. We are always available
for any questions you may have on visiting the area or
planning your visit - from rental car hire to deciding which theme
parks and attractions might be best suited.

Why do I need to pay a security deposit? |
|
When paying the balance of rental costs, a separate refundable security deposit will also be
payable as per the
Booking Terms & Conditions. The security
deposit covers any damage, breakages or non-compliance (e.g. through negligence) during your stay in the
villa. Prior to your arrival and after your departure, our Management Company will inspect the property,
following which the security deposit is fully refundable provided there is no report of a contravention to the
Terms and Conditions.
Like many owners of rental properties, we understand that breakages can occur. However,
we are more forgiving when any breakages (or damage) are reported to our Management Company immediately.
This allows time for them to rectify the problem and limit any inconvenience to you and future guests.

Am I able to pay by credit card or in US Dollars? |
|
Being based in the UK, we request that payments are made in Sterling where possible. However, if you wish
to make payment using your credit card, then the quoted US Dollar rental rate will be used. Confirmation
of booking will show the rental cost in the currency used to pay the deposit - which is also the currency which
must then be used to pay the balance of the rental cost. We cannot take a final payment in a currency
different to that used for the deposit.
For US and Canadian persons who wish to make payment by
check, this must either be drawn from a US bank or be a cashiers order.

What is included in the rental price of booking our villas? |
|
The price includes pre and post-stay clean of the property, all utilities, wireless
Internet, local telephone calls, use of all amenities, and linens. Also included is full use of the community pool, tennis
courts and park. As this is a self-catering holiday, there is no daily maid service is provided and
limited toiletries are provided upon your arrival. When
telephoning long distance or international, the
telephone must be activated with a credit card. Although there is a daily activation fee (of around
US$1), the reduced rates (5¢ to 8¢ per minute) should offset the overall price of a call. Incoming calls
to the villa is just like any normal land-line telephone number and will incur no supplemental fee. Other than the cost of
telephoning, the
only additional cost is for pool heating, which is optional.
All prices quoted are for booking a villa in its entirety (not
per person), with no additional surcharges for under-occupancy. The UK Sterling rates include the
13% sales tax, whereas the US Dollar rates exclude this sales tax - which must be added on.

How do I get the address and keys to the villa? |
|
Approximately 2 weeks prior to your arrival date, you will receive a comprehensive pack of
instructions to locate the property.
This includes the address, telephone number and directions to the villa from Orlando International Airport (unless requested
otherwise). Listed also are instructions on how to access the key to the front-door as well as useful tips about vacationing in Florida. Whether
you are a first-time visitor or a regular to the Orlando area, we feel this information is essential to maximizing your stay at the villa.

What happens if I have a problem during my stay? |
|
Although very rare,
we realise that problems can arise. In addition to the pack we provide you with,
there is also useful advice, guidance and telephone numbers listed in the manual within the villa.
Between these and our Management Company, we aim to cover as many
eventualities as possible. For breakages or damage to items during your stay, no matter how insignificant it may seem,
we request that these are reported to our Management Company immediately. This is to enable our
Management Company to replace items as soon as possible to minimise impact to
both yourself and future guests. We are more receptive to breakages when informed in good time, rather than finding
out during the post-stay
property check. For ailments or medical assistance, you will find at least two walk-in medical
centres nearby, a number of pharmacies and a dentist. For anything more serious, the nearest hospital
is located in the Walt
Disney town of Celebration. It is essential for any trip to the US that you have good travel insurance with adequate medical cover, as the country is predominately private healthcare. Medical care with a stay in hospital would be very expensive and the European
Health Insurance Card (EHIC) does
not apply in the US.
